How does Estate Agent Feeds work?
If you're an agent. Once you've successfully opened an account with us, you'll be provided an easy to use dashboard where you can either immediately begin uploading your property listings, including gallery images and attachments, or you can supply us with your existing XML or BLM data feed to periodically populate your account from your own website or CRM software.
Those properties can then be sent over and published on your Rightmove, OnTheMarket and or Zoopla accounts using the latest in real-time technology, as well as any of the many additional sites you can purchase feeds for that we support such as Gumtree, Kyero, Google Ads or Facebook Ads. No longer will you have to manually upload to all of your accounts or wait days for your property prices to change, we streamline everything for you under one roof.

Do you provide any import/export services for property portals?
Yes. If you are a portal without any type of automated import facilities for your customers, we have dedicated features which allows
you to setup your agents within our system either manually or using an API, add agent level import conditions and filters, then we can capture and
convert data feeds from your agents own feed providing services or CRM software. We then output this data to a single detailed XML based API
your developers can easily integrate into your own website, CRM or app. Saving you most of the cost, maintenance, complexity and development
time of a complete import and feed management solution. What's more, you can also register a Webhook and get real-time updates
when your customers data feeds successfully import.

How do I get started with Estate Agent Feeds?
After you have registered your company a member of our team will contact you by email to confirm your details and to discuss your exact requirements.
If you're an agent we'll coordinate communication between you, Rightmove, OnTheMarket, Boomin, Zoopla etc every step of the way so that your portal accounts are ready to receive data from us.
Your EAF dashboard will be setup so that you can begin uploading your properties. Alternatively with a 'Remote' account you can send and automatically update your properties using our detailed XML import specification, or
potentially your own XML feed if you have one already. Get in touch and we'll send you details of our XML import options.
For other types of business we will provision your account and subscription depending on the scope of what it is we will be offering.

Do I need a Rightmove, OTM, or Zoopla account to join?
If you intend to advertise on any portals then yes you'll eventually require active accounts with them.
Our subscription costs don't include any portal charges. During set-up we will liaise with portals where applicable in getting your accounts setup for automated delivery.

Which real-time property portals do you support?
Rightmove, OnTheMarket and Zoopla are the most popular UK portals that we support real-time upload capabilities, while we are actively adding others that we feel would be beneficial to our customers.
Furthermore, we feel that real-time uploading is the future of property data feeds here in the UK and those capabilities mixed with their high traffic and guaranteed customer leads offer a clear advantage for you when posting your properties.

Can I upload to websites that don't support real-time?
Yes, for sure. Subscribe to our nightly bulk feed services and get your listings on a wide range of websites that don't support real-time uploads such as Gumtree, Mitula, Home.co.uk, s1homes.com, Trovit, Kyero, eBay, Financial Times, Facebook Ads, Twitter, StuRents, Rentify and many many more. Simply let us know which additional sites you'll like to connect with when signing up and we'll get the ball rolling.
How much does the service cost and is there a lengthy contract?
Our Manual upload service costs just £20 for 30 days of unlimited submission of up to 600 properties, while our Remote upload service of 1000 properties starts from £39 per 30 days. Both services include an outgoing XML feed of your properties you can use to populate your own website or app. Prices are different depending on your overall business type so please get in touch. You can stop or start using our service whenever you like and your properties will remain in our system for a couple weeks after your subscription has expired. We offer a secure online payment system where you can purchase subscriptions between 1 and 12 months at a time with up to 20% discount.

What's the difference the account types?
By default all accounts start as Manual upload as it's the quickest and cheapest way to get started while offering you direct real-time submission of your property data. With a Manual upload account you would normally manage your portal listings entirely though your Estate Agent Feeds dashboard which will save you a lot of time and hassle.
The Remote upload account is meant for anyone who can produce an XML feed or might already have an existing BLM data feed and simply needs a method to get properties imported quickly and translated into something Rightmove and Zoopla and other portals can understand. Furthermore with the Remote upload account our system will fetch updated properties periodically from your feed and seamlessly send them over to the portals without you doing anything.
Can I use my existing property feed?
If you already have a property feed in XML format, simply include the URL to this with your registration and we will look to see if we can integrate it with our system.
Ideally your web developer or IT company can follow our EAF XML Import Specification which covers many options and features across Rightmove, Zoopla, Boomin and OnTheMarket. Register your interest or contact us below and we will email you our latest import specification.
We also support feeds from popular software services such as Vebra, Jupix, Reapit and EuroLink as well as the industry standard Rightmove V3 .BLM feed from UK and overseas agents.
Can you 'scrape' properties from my website?
No. Data integrity and accuracy is the most important thing to us and our customers which is not
guaranteed with any form of scraping technique. Many agents have come to us specifally because a previous service they used got their data wrong losing them sales.
The problem with this method is that it's known to be unreliable and inflexible as it 100% relies upon what information may or may not be present within your website pages. If something isn't there, then it won't be collected, if you've updated your website or changed the design, they'll charge you a heftly fee for doing so. That's crazy!
Furthermore, you'll be waiting 24 hours or more for your data to be refreshed compared to 20 - 30 mins using our XML import service which fits perfectly with real-time portals and the highly competitive property market.
In short, using an import feed is by far the best and most dynamic method to send us your listings as you have direct control over which values you want to include.
For example with our service you can easily stipulate which portals you specifically want listings to be published on and when something should be removed, you can provide property level contact details via your feed, or send us portal specific values such as On The Market's 'exclusivity' option. These features are simply not possible with scraping.
We also provide an easy to use dashboard where you can manually upload your listings.
Are there any limitations in the number of properties I can upload?
By default the base subscription costs include a limit of between 600 (Manual upload) - 1000 (Remote upload) published properties within your account with unlimited portal submissions. You can request an upgrade at any time which may be required for certain types of businesses such as Online Agents.
If you require a custom limitation above these amounts, please let us know when signing up.
Zoopla, OnTheMarket, Rightmove and other portals however may have stricter limits on how many properties you can advertise at once on their sites based on your account level with them.
Please contact your account manager within the relevant portal if you need them to clarify this.
I'm an Online Agent, can I use the service for my clients?
Yes. We have a special higher volume account designed for Online Agents and software companies who want to upload and advertise their customers listings on Rightmove, OnTheMarket or Zoopla. This account comes with higher property caps, unlimited agents and the ability to populate your account through multiple incoming XML feeds.
I'm a portal. Can we have access to your property data?
No. We do not sell, offer, share or provide any access to our customers personal or property data via a feed or any other means, unless that agent has stipulated via using one of our portal upload services, that they wish for us to do so. If you are a new portal and in need of properties, your first course of action is to contact agents directly and entice them into using your services. We may then be able to help facilitate the automated import and delivery process as per the above FAQ.
